Bespoke Projects is a cash buyer of residential and commercial property across the UK. We specialise in complex, unmodernised and unmortgageable buildings: the type of stock that mainstream lenders decline and that often struggles to sell through the open market.

Over the last two years we have deployed more than £20 million acquiring this type of property nationwide, with over 100 purchases completed in the past 12 months alone. Acquisitions range from unmodernised residential houses to vacant and obsolete commercial buildings.

We buy as principal, in our own name and with our own funds. We are not a broker, lead generator or investor network, and every purchase is unconditional on finance.

The business was founded by a former City solicitor, and legal work remains central to how we operate. Much of the property we buy is complicated on paper: defective titles, missing consents, restrictive covenants, overage provisions, probate matters and occupier issues. We review legal packs in house, reflect any risks in our offer from the outset, and proceed on the terms agreed.

We transact regularly, week in and week out, and we place considerable weight on our record of completing on the offers we make.
